Marketing Strategy

Being new "again" to the DFW area, after having been away for 20yrs, I'd like to know if anyone could share some marketing tips for this region. I have joined the local chapters of IDS, IFDA and RESA but am unfamiliar with the success and activity of such organizations on the local level vs those in the Chicago area, from which I relocated. What would you do?

We are having a paint color dilemma with a property we're staging. Client has no budget to paint. Do you think they could get away with leaving this dining room color? It's an attractive dining room, though, there's no doubt this color may not appeal to the masses. On the otherhand, the neighborhood and comps are mostly bland and "vanilla" tract homes.
